J4M8 Distribution Park strategically lies between Edinburgh and Glasgow adjacent to Junction 4 of the M8 motorway in the heart of Scotland’s central belt.
The site comprises 78 hectares of commercial development land which Strawsons has developed in two distinct phases.
This consists of a 44 hectare site which was acquired in 1997 from British Coal as part of a larger portfolio and received planning consent for 1million sq ft of bespoke distribution space with associated offices.
One site was subsequently sold to Aldi for a regional office and distribution facility of 420,000 sq ft (39,500 sq m). On a design and build contract, we also constructed a 150,000 sq ft (14,000 sq m) regional distribution centre which is let to Kuehne & Nagel Logistics.
These developments sit within an attractive landscaped environment consisting of tree-lined roads, water features and swales. Our extensive knowledge of sustainable development ensured that this was the first Scottish industrial development to deliver a Sustainable Urban Drainage System (SUDS) on site, which has subsequently been adopted by the Scottish Environment Protection Agency (SEPA).
Additional land adjacent to J4M8 was purchased and planning permission obtained to extend the strategic business park on this site, increasing the total to 2million sq ft (190,000 sq m) of Class 6 distribution space.
Over 1,200,000 sq ft has been developed and a further 27 hectares remains available for new build opportunities to meet a variety of occupier requirements. In addition resolution to grant planning has been obtained to introduce a further 200,000 sq ft (18,850 sq m) of Class 4 business space to the site. Other uses to take advantage of this strategic motorway junction are also envisaged for the future.
